Gallery: Topping-Out Ceremony at Oru Maja on the Edge of Kadriorg

Real estate company Metro celebrated the topping-out ceremony of Oru Maja, soon to be completed at Narva Road 120. The building, located across from the Oru Gate of the Song Festival Grounds, has now reached its full height.

According to Metro CEO Ain Kivisaar, Oru Maja will be completed in the spring of 2026, with the construction period totaling around one and a half years. “Construction has progressed quickly and smoothly, thanks in large part to our professional partners, especially the main contractor, Grand Ehitus.”

Oru Maja will feature well-planned 1- to 4-room guest apartments as well as modern commercial spaces. The lower floors will have floor-to-ceiling French balconies, while the penthouse level will offer spacious terraces with views of Kadriorg Park, the Song Festival Grounds, and the sea.

The building’s architecture is modern yet respectful of its surroundings, inspired by the greenery, the sea, and the limestone cliffs of the area. Sustainability and energy efficiency have also been taken into account: light-colored roof surfaces help prevent overheating, extend the roof’s lifespan, and increase the efficiency of solar panels.

Kivisaar added that the current real estate market favors homebuyers. “Interest rates remain on a downward trend, and in recent months the volume of issued housing loans has been steadily increasing,” he explained. Around one-third of the units in Oru Maja have already been sold.

“There is strong interest in larger family apartments, which are in short supply in the city center. Today’s buyers are looking for the ‘15-minute city’ concept, where you don’t have to spend hours in traffic or drive tens of kilometers daily. Instead, access to schools, kindergartens, workplaces, and shops is significantly simpler than in the suburbs,” Kivisaar said.

The architectural design of Oru Maja was created by Arhitekt11 architects Joanna Kordemets, Sander Aas, and Sigrit Nasari, while construction is carried out by Grand Ehitus.
