Purchase Process

  • 1. Apartment Reservation

    A reservation agreement is signed (valid for up to 1 month).
    Reservation fee: €2,500.
    The fee confirms the purchase intent and is deducted from the final sale price.

  • 2. Sales Contract

    A notarized preliminary sales contract is signed.
    Prior to signing, 15% of the purchase price must be paid.
    All transaction details are specified in the contract.

  • 3. Real Rights Contract

    Signed upon completion of construction work.
    The remaining 85% of the purchase price is paid.
    Ownership is transferred to the buyer after the contract is signed.

    Complete apartment readiness according to project documentation.
    Infrastructure and connection fees (water, electricity, sewage, district heating).
    Interior finishing package of your choice: Flora, Mare, Terra, Aura, or Silva.
    Smart Home system with a digital lock.
    Ready connections for data, cable TV, and telephone.

  • Not Included in the Contract Price

    Parking space (€24,500).
    Storage unit (€6,500).
    Notary fees and state fees for the sales contract (paid by the buyer).
    Connection fees for data and telephone services.
