Photos: Oru Maja with spacious rooftop terraces receives its cornerstone in Kadriorg

The real estate company Metro has laid the cornerstone for Oru Maja, which is being built next to Kadriorg Park, across from the Oru Gate of the Song Festival Grounds. Construction has now reached the building’s above-ground floors. Notable for its spacious terraces and environmentally friendly building solutions, Oru Maja is scheduled for completion in spring 2026.

The newly cornerstone-laid five-story Oru Maja at Narva Road 120 will feature thoughtfully designed serviced apartments ranging from 26 to 100 m² and modern commercial spaces. At the current stage of construction, apartments can be combined or layouts modified to suit personal preferences or investment plans. The top floor will feature spacious terraces with views of Kadriorg Park, the Song Festival Grounds, and Tallinn Bay.

Metro CEO Ain Kivisaar stated at the cornerstone ceremony that Kadriorg has always been a highly sought-after area for both homebuyers and investors. “Demand here consistently exceeds supply, as new developments in Kadriorg are rare. Oru Maja is currently one of the few new projects in this neighborhood,” Kivisaar noted.

Oru Maja is characterized by modern, context-sensitive architecture, sustainable technologies, and a comfortable living environment. “Today’s buyers aren’t swayed by pretty pictures or square meters alone. They care whether their future home or investment will endure, what smart energy solutions are used, and what greets them when they step out the door,” said Kivisaar.

He added that due to climate change, developers must think several steps ahead. For example, Oru Maja’s rooftops will be light-colored, helping to prevent overheating, extend the roof’s lifespan, and improve the efficiency of solar panels. A 53 kW solar panel system—exceptionally powerful for a building of this type—will be installed to significantly reduce both utility costs and carbon footprint.

According to architect Sigrit Nasari from Arhitekt11, Oru Maja is a modern interpretation of Kadriorg and the gentle rhythm of city life beneath the trees.

“Oru Maja’s unique form is built around an oak tree at the heart of the plot. The overall impression of the building is softened by a recessed fifth floor topped with a rounded eave, giving the house a romantic Kadriorg feel,” explained Nasari.

The cornerstone was laid by Metro CEO Ain Kivisaar, Grand Ehitus construction manager Andrus Kuut, and Arhitekt11 architect Sigrit Nasari. The time capsule placed in the cornerstone contained floor plans of the building, a newspaper from the day, as well as coins and paper currency.

The architectural solution for Oru Maja was designed by Joanna Kordemets, Sander Aas, and Sigrit Nasari.
