Metro starts construction of Oru Maja on the edge of Kadriorg

Metro is starting construction of the exclusive Oru Maja business and guest apartment building on the edge of Kadriorg in December. The five-story building will be completed in the second quarter of 2026.

Located at Narva maantee 120, the A-energy class building will offer modern heating and cooling solutions for commercial spaces and well-designed guest apartments. The architecture reflects the area’s character, using sustainable materials like glass, thermowood, and brick. The lower floors feature floor-to-ceiling French balconies, while the top floor offers spacious terraces with views of Tallinn Bay, the Song Festival Grounds, and Kadriorg Park.

“We have signed a construction contract with Grand Ehitus and will begin work this year,” says Metro CEO Ain Kivisaar. “The current market conditions are favorable for development – construction prices are at a low point but are likely to rise as volumes increase. The VAT increase in 2024 is also expected to impact the real estate market in the second half of 2025.”

Construction supervision for Oru Maja will be provided by Telora-E AS, with architectural design by Arhitekt11.

Metro’s portfolio in Tallinn also includes the Kiikri residential area, Tivoli homes, Meerhofi Residents, Meerhof 2.0, and Toom-Kuninga 15. The Eedu education and business campus and Marienberg district are also under development.
