Heating The building is connected to the district heating network. Energy-efficient water-based underfloor heating is installed throughout each apartment, including the bathrooms.
Ventilation Each apartment is equipped with an individual ventilation unit with heat recovery. Air is extracted from wet rooms and the kitchen area, while fresh air is supplied to the bedrooms and living room. Apartments with three or more rooms are fitted with exhaust ductwork for cooker hoods. In one- and two-room apartments, recirculating cooker hoods can be used.
Cooling An autonomous cooling system will be installed in selected apartments. For an additional fee, cooling units can be installed in all apartments. Please contact the sales team for further information.
Water supply Hot water is produced in a local heating substation. Each apartment is fitted with hot and cold water meters, with consumption readings transmitted automatically via a remote metering system.
Energy efficiency Based on energy performance calculations, the apartment building achieves an Energy Class A rating. The building will be equipped with a 35 kW solar panel system and a 70 kWh energy storage system, which will help significantly reduce electricity costs during the sunnier months.
Electricity Each apartment is fitted with switches, power sockets and heating controls in accordance with the floor plan and selected interior finish package. The developer installs recessed spotlights in the suspended ceilings, while all other lighting points will be pre-wired for the customer’s own light fittings. Smart meters with remote reading are located in the meter cabinet on each floor.
Structure The load-bearing structure of the building from the basement level (-1) to the fourth floor consists primarily of the existing load-bearing framework, comprising concrete columns, concrete beams and hollow-core slabs. The roof of the fifth floor is constructed on a steel frame and the northern extension is constructed using cast-in-situ concrete. The building is supported by concrete load-bearing piles.
Roof The building has an insulated flat roof finished with a bonded roofing membrane. Rainwater is drained via the internal drainage system of the building into the storm drain.
Intermediate floors The load-bearing elements of intermediate floor structures consist of hollow-core slabs, with cast-in-situ concrete used in the northern extension. To reduce impact sound transmission, a layer of mineral wool insulation is installed, followed by a gypsum screed. The underside of intermediate floor structures is finished with plasterboard fixed to a metal frame. The ceiling height in the living spaces is 2.85 m on the first to fourth floors and 2.95 m on the fifth floor. In the sanitary rooms and hallways of the apartments, double-layer plasterboard ceilings with a height of approximately 2.4–2.5 m are used to conceal the utility systems.
Façade On the Mustamäe Road side, the façade will consist of a block wall insulated with mineral wool and covered with façade panels. On the other sides, a lightweight steel-framed façade system will be used, which will also be insulated with mineral wool and covered with façade panels. On the northern side of the building, some of the external walls will be constructed in load-bearing concrete. The back walls of the balconies will be finished with timber cladding.
Internal walls Separating walls between apartments will be constructed from small concrete blocks and finished on both sides with double-layer plasterboard on a metal frame, with mineral wool insulation between layers. The internal walls of the apartments will also be built on a metal frame with mineral wool infill and finished with high-impact plasterboard.
Finishes Walls in common areas are painted. On the first floor and in stairwells, ceramic tiles are used for flooring, while carpet tiles are used on the second to fifth floors to reduce impact noise. Apartment door surrounds are finished with veneer board. Walls and ceilings in the apartments are levelled and painted. Wooden parquet flooring is used in the living areas, while ceramic tile is used in the hallways and sanitary rooms. The walls of bathrooms and showers are also finished with ceramic tiles. Depending on the apartment layout, a shower or acrylic bathtub, a washbasin with a cabinet and a wall-hung WC with a concealed frame are installed.
Windows and doors The apartments are fitted with dark-framed, triple-glazed PVC windows. On the Mustamäe Road side, windows with enhanced sound insulation are used. Each room has at least one operable window. The external and internal doors of the apartments are veneered, with door opening heights of 2.2 m. The colour of internal doors can be selected according to the interior finish package.
Balconies and terraces The first-floor apartments facing Kirsi Street and the second-floor apartments facing Mustamäe Road feature spacious elevated terraces, separated by planter boxes. Top-floor corner apartments have private terraces with glass railings. Terrace floors are finished with timber decking. Selected second- to fifth-floor apartments feature glazed balconies with sliding doors. Balcony walls are finished with timber cladding and floors are covered with PVC flooring.
Utility room Selected larger apartments include a separate utility room with plumbing connections for a washing machine and tumble dryer.
Communications All apartments are equipped with the necessary infrastructure for TV and internet services from a range of providers. The building is connected to a fibre-optic network enabling high-speed data transmission and the internal network in the apartments will be set up using Cat6 cabling. Each apartment is fitted with an autonomous smoke detector and the building is equipped with a video intercom system.
Storage Storage units are located on the basement level. The clear height of storage units is generally 2.4 m, although local restrictions may apply due to utility systems. Storage unit walls are constructed from hollow concrete blocks and the doors are solid metal doors to ensure maximum security. The storage areas are provided with ventilation and heating to help reduce the risk of mould.
Parking Parking spaces are located in the underground garage, behind the building along Kirsi Street and in the courtyard on the north side of the building. The underground car park is equipped with ventilation and heating.
